One of the ways we keep you safe is by carrying out annual checks on your homes to make sure they are safe. These will look at things like your gas, electric, and fire safety.

Dealing with damp and mould
We’ve been working hard to look at how we can better deal with damp, mould and condensation in your homes.
We’ve changed our policies to treat the mould on the first visit, rather than starting with an inspection. We also set up a dedicated team to focus on dealing with damp, mould and condensation issues.
We started to use special technology, such as damp meters, to help us identify issues before they start.
In summer 2022 we began installing environmental sensors in a number of customers’ homes. These sensors allow us to keep track of the property’s performance. Using this data, we can then see when conditions aren’t quite right, helping us to act before mould and damp become a problem. Customers can also use an app linked to the environmental sensors to monitor the conditions in their own homes.

New fire safety legislation
- We have started using a special fire risk assessment tool. This is helping us see if any of our blocks of flats need their fire risk assessments bringing forward.
- We have updated all Fire Action Notices in blocks of flats, which explain what to do in the event of a fire.
- We have provided an updated fire safety leaflet to over 3,000 customers living in our blocks of flats. These were posted to customers and uploaded to our website. They included updated information on the importance of fire doors.
- For blocks of flats between 11m and 17.9m tall, of which we have two, we now have to carry out yearly checks of flat entrance fire doors and quarterly checks of all communal fire doors. To help us do this, we’ve installed an asset tagging system, linked to an app, which makes it easier for us to monitor how we’re doing.
