Types of tenancy

Most new customers in general needs start with a Starter Tenancy.

This usually lasts for 12 months.

If no legal action has been taken to end your tenancy during that time, it’ll automatically become an Assured Tenancy.

Starter tenancies cover all your basic rights, but you won’tbe able to:

•  Swap your home via mutual exchange
•  Assign your tenancy to someone else, unless a court has ordered it
•  Make improvements to your home
•  Buy your home.

This is the tenancy you’ll convert to if you’ve successfully completed the 12-month probationary Starter Tenancy.

Existing customers, or customers who come to Amplius with one of these tenancies, will remain on this tenancy type if they transfer to another of our properties.

With permission, you’llbe able to:

• Swap your home via mutual exchange
• Apply to assign your tenancy to someone else
• Make improvements to your home.

These tenancies are usually linked to specific housing schemes or arrangements and might be used for homes we manage for another landlord or agency.

They’re also used for Rent to Home Buy homes.

Check your agreement to understand what rights and responsibilities apply to you.

This tenancy is used for under-18s. This is because someone under the age of 18 can’t legally hold an interest in land.

A trustee will hold the legal estate for you until you reach 18 years of age. On your 18th birthday, the trustee will automatically fall away, and the legal estate will become yours.

This tenancy may apply if you’ve transferred to Amplius under a Large-Scale Voluntary Transfer or via a local authority.

You’ll retain your existing rights from your previous tenancy agreement.

These are no longer issued as new tenancy agreements but do still exist.

We don’t provide fixed term tenancies, but if we’re managing homes for another landlord or agency, they might say that fixed term tenancies are provided.

A fixed term tenancy is an agreement that lasts for a set amount of time, such as 12 months or five years.
