52 week tenancies

From 6 April 2026, we will no longer offer new 48-week or monthly general needs tenancies. For all new general needs tenancies, customers will be signed to a 52-week tenancy agreement.

We have taken this decision as a result of customer consultation on Voice, our customer feedback platform. Three quarters of customers surveyed told us that a weekly rent charge helps them to budget and manage their finances better.

For all mutual exchanges, the existing policy remains unchanged. When the property a customer is moving into has a 48-week tenancy in place, we will ask if they wish to convert to a 52-week tenancy. As the customer has an assured tenancy, they do not have to agree to switch. If they would prefer to move to a 52-week tenancy, we will issue a new assured 52-week tenancy agreement as part of the mutual exchange.
